The First Option offers our full sales service which includes full listing in the Florida MLS (Multiple Listing Service).

The secret to selling a properly priced home in a timely manner is "market exposure".  This means that you need as many people helping us sell your house as possible. This can be obtained with a listing in the Multiple Listing Service database, MLS for short.   This places your home in a searchable database where everyone can find it.  Until very recently, the MLS system was only accessible by Realtors who paid for the use of the system.  Now, thanks to the Internet, everyone can search for property on their own. It is possible to search the entire State of Florida for available properties without charge.

Should you decide to use this option we will send you our Exclusive Listing Agreement which gives us 6 months in which to promote sell your property. You can be sure of reaching the widest potential markets, both within the USA and Internationally.

The Second Option is a more limited arrangement where we will offer your property on a non-exclusive basis primarily to our International clients, although your property will benefit from inclusion in the MLS.

We will advertise your property to the thousands of buyers who use the internet to find their next home.

Sellers are given frequent update reports on the progress of their sale and feedback on adjustments that need to be made.  We are paid only if we sell your property.

Top tips to sell your home 

Use good images of your home!   It will be a great help if you have a good selection of interior and exterior shots that show your property to its best advantage.

First impressions count and the first image that you use will be the one buyers will see when searching for a property. We will use up to 8 images of your home. Try to keep clutter and personal belongings out of your photos. A nice ‘clean’ photo will enhance your property’s features. Outside pictures are better taken on a bright day. If you do not have any suitable photos our Orlando staff will visit your property and take some. 

Price your property realistically to Sell your Property

The first thing we do to sell your home is give you a Current Market Analysis (CMA). We tell you what your home is worth in today’s market, based on current comparable sales in your area. Next we’ll help you to increase the value of your home. Our marketing plan will include a checklist of improvements. 

However, remember, in today’s market the seller who prices their property realistically and follows a few simple steps will have a better chance of selling their home than those that ‘stick it out’ to get the best price. Any gain you may make eventually could easily have been erased by additional mortgage and other payments.

Markets change and today's hot property could be a slow seller tomorrow.  On the other hand, you may find that your house is worth far more than you think.    In a normal market, we have found that if your house is properly advertised and does not sell in 6 months, it is probably priced too high.

Here are a few simple guidelines to help you make your Florida property more appealing and able to compete in a tough market. 

Make some Improvements to your Florida Property

Many improvements don’t cost a lot and will help sell your home faster.  Inexpensive fixes can increase the appeal of your home dramatically.  Little things that work such as a low-cost cleanup and new paint, a new screen door, new trim etc.

We will keep you informed of the current market conditions.  Whether it is a buyer’s or a seller’s market, or whether you should hold out for a higher price or take what’s on offer.   We’ll work with you every step of the way helping you understand the market. Then, using our skills as professional negotiators, we’ll close the deal at the best possible price.

After that we’ll make sure the contract reflects the deal we have negotiated on your behalf. We’ll co-ordinate the inspections. Inspections by surveyors, appraisers and other professionals who will need to visit the home before the deal can be completed. 

We follow through with the entire process right up to what the legal people call “settlement.” Our job isn’t over until all the monies, all the proceeds from the sale of your home are in your bank account. You will receive a full financial accounting upon completion.
